Problem

 

140 First St Medical Labs, located in the East Cambridge Market, is a six-story, 238,934 square foot medical building.

They were concerned with the proximity of the discharge drift from their cooling tower system to the HVAC outdoor air inlet to the building since the water droplets could contain legionella. Consequently, the engineer contacted EasyWater for a solution.

The EasyWater CTF System was recommended to minimize legionella risk and help control:

  • Scaling in the cooling tower fill and chiller condenser tubes
  • Biofilm
  • Dirty turbid water
  • High bacteria counts

Solution

 

In March 2023, TG Gallagher Mechanical installed the EasyWater model CTF-425-S. It is a side stream treatment system, to manage scaling, corrosion, and bacterial concerns in the cooling tower system. On March 14th, an EasyWater technician performed the startup of the CTF System.

EasyWater’s CTF-425-S Cooling Tower Treatment System is a three part solution:

  1. An EasyWater SedimentShield, sub-micron backwashing filter for the removal of sediment and bacteria
  2. An Ultraviolet chamber for bacterial sanitization
  3. (2) EasyWater No-Salt Conditioners to prevent and remove hard water scale deposits, biofilm, and reduce bacteria. The No-Salt Conditioners have the added benefit of preventing the hot UV lamps from scaling.

RESULTS

Within just three weeks, the cooling tower bacteria count went from over 103 (4700 CFU/mL) down to 100. In addition, the cooling tower sumps and fill were free of scale, algae and biofilm.

The owners of 140 First St. Labs are very pleased with the treatment results of the CTF System and intend to implement it in more facilities.

8 Month Old 370 Ton BAC Cooling Tower with Scale, Sediment and Bacteria Issues

Problem

Texas A&M University School of Law (TAMU) is located in downtown Fort Worth, Texas. The school had recently installed a new BAC cooling tower and due to poor water quality the system was already experiencing:

  • Scaling in the Chiller Condenser Tubes
  • Biofilm in the Sumps
  • Turbid Water with Sediment in the Sumps
  • High Bacteria Counts

TAMU did not originally budget for water treatment when installing the BAC cooling tower. A capital expenditure for water treatment was approved based on the proposed return on their investment. Significant savings on energy and chemical costs would provide a payback of less than 2 years for the CTF System.

To complicate the equipment installation, the Model CTF-50 System would need to be installed on top of the building through a small access panel in the roof. Crane assistance for components or a skid were not an option.

Solution

EasyWater’s CTF System is a complete cooling tower treatment solution that provides superior results with considerably less chemicals.

An EasyWater Model CTF-50 System was selected to treat the 370 ton cooling tower.

EasyWater’s CTF System is a unique, three-part solution for treating cooling towers:

  1. EasyWater SedimentShield—a sub-micron, backwashing filter for the removal of sediment and bacteria
  2. Ultraviolet chamber for bacterial sanitization
  3. EasyWater No-Salt Conditioners to prevent and remove hard water scale deposits, biofilm, and bacteria. The No-Salt Conditioners have the added benefit of preventing the hot UV lamps from scaling.

Special consideration was given to the exact height, width and weight of each component of the Model CTF-50 System based on the limited access to the cooling tower through the roof.

Upon request by the contractor, the Model CTF-50 System was expedited to the TAMU facility and installed in March of 2022. Maintenance of the BAC cooling tower & EasyWater CTF equipment is coordinated through the TAMU Facilities Manager, Johnson Controls and Texas Air Systems.

RESULTS

In June of 2023, during the annual cooling tower chiller maintenance inspection, Johnson Controls found the chiller tubes to be “unusually clean”. The techs from Johnson Controls commented to Matt Pellegrino, the TAMU Facilities Manager about how clean they had found the condenser tubes. They were also impressed that the Model CTF-50 System had done such a great job on cleaning up the dirt, biofilm and bacteria in the condenser system.

Even with open louvers the BAC cooling tower fill is clean and free of algae, biofilm and scale.

The total bacteria count of the water in the crystal clear sumps went from 105 down to 100
on the latest dip slide tests.

The Texas A&M Facilities Manager, Matt Pellegrino said, “It has been a pleasure dealing with Jason (Technician) from EasyWater who did our startup and working with EasyWater in general. Tolin and the Texas Air Systems team have been stellar too, thanks to all for the help!”

Matt Pellegrino, the TAMU Facilities Manager, said that the CTF performance far exceeded his expectations and that he has been very outspoken about sharing the results with his peers. He has even welcomed nearby engineering firms to come in and view the results for themselves.

Texas Air Systems Sales Rep Tolin Navarrete commented that, “the installation went quickly and efficiently and without incident.”

18 months later, bacteria dip slides continue to show little or no bacteria, and the cooling tower sump and fill are still clean and free of scale and biofilm.

Texas Air Systems now recommends EasyWater’s CTF System on all its new and replacement cooling tower projects.

Problem

CocoWalk is an upscale lifestyle center located in the Coconut Grove neighborhood of Miami, Florida. This large complex has 30+ stores and services, including shops, restaurants and a movie theater.

This facility has a cooling tower system and plate and frame heat exchangers providing water for a heat pump system. The equipment provides air conditioning for all tenants. Like many cooling towers, CocoWalk was plagued with ongoing problems from:

  • Hard water scaling in there piping system and heat pumps
  • High bacteria counts
  • Hard water scaling in the cooling tower fill

Our CTF Treatment System has continuously maintained low bacteria count, clear water, and no scale. A small amount of oxidizing biocide is used and properly maintained as a precautionary measure for Legionella.

CocoWalk is now seeing an impressive 80+% reduction in chemical use. There has also been significant savings in energy consumption through eliminating limescale build-up. In addition to these savings, CocoWalk no longer has to deal with the hazard of having multiple types of chemicals on site to treat their cooling towers.

RESULTS: Closed Loop with Series C System

The Series C Closed Loop Treatment System has continuously maintained low dissolved oxygen and corrosion rates in the system while removing dirt debris, and deposits that were in the system.

Latest corrosion coupons lost only .1155 mils/yr for steel and .0371 for copper which is beyond EXCELLENT according to the chart below!

During the latest (10) month period the closed loop had steel corrosion rates of and .1155 mils per year and a copper corrosion rate of .0371.

Based on the chart above, the Series C System at CocoWalk provided results that were considerably better than EXCELLENT for both carbon steel and copper!

This test confirms that Series C provides superior corrosion control without using chemicals.

Problem

Shell Point, Florida’s largest continuing care retirement community, houses approximately 2,400 residents in Fort Myers.

Their community has a large cooling tower system that serves their water-cooled chillers in order to provide air conditioning for all its residents. Unfortunately, this system has a long history of problems, including:

  • Scaling in the cooling tower fill
  • Scaling in the chiller condenser tubes
  • Turbid water
  • High bacteria counts

Additionally, the crossflow cooling towers allow all of the Florida sunlight to come in contact with the water in the sump, which caused a major algae problem.

Shell Point has attempted to use regular chemical treatments, including extra daily hand shocking of biocide chemical, but this has not brought the algae and bacteria problems under control.

Shell Point was utilizing (2) 475 gpm sand filters with their cooling tower sump sweeper system prior to purchasing the two EasyWater CTF Systems.

Solution

In the Fall of 2020, EasyWater received a purchase order for (2) CTF-360-S skid mounted treatment systems, a unique, three-part solution for cooling tower treatment and filtration:

History

Boca Raton Regional Hospital contacted EasyWater in late November 2018 to discuss potential solutions for their on-going struggles with:

  • Dangerously high Legionella counts
  • Excessive algae, turbidity, and biofilm growth
  • High bacteria counts
  • Costly chemical treatment and semi-annual system shutdowns for pressure washing and heavy chemical dosing

As shown in the photos below, the cooling towers have no inlet louvers, allowing sunlight to compound the algae and biofilm problems due to photosynthesis. Additionally, HVAC condensate is used for a portion of the makeup water, potentially introducing additional bacteria.

Previously, the hospital had been using sand filters on each of the three cells, but the results were unacceptable. Bacteria counts as high as 100,000 (105) CFU/ML were being recorded. Legionella was of particular concern—something they had been battling for more than four years.

Legionella counts above 100 require action. Counts above 1,000 require immediate shutdown and cleaning per the facility’s water safety plan. Boca Raton Regional Hospital’s monthly Legionella counts were as high as 1,790—the count immediately before installation of EasyWater equipment.

Solution:

In March 2019, EasyWater received a purchase order for (3) CTF-150 Systems, a unique, three-part solution for cooling tower filtration and treatment. The CTF-150 System utilizes EasyWater’s SedimentShield—a sub-micron, backwashing filter with a propriety media for the removal of sediment and bacteria; an ultraviolet chamber for bacterial sanitization; and No-Salt Conditioners to prevent and remove hard water scale deposits, biofilm, and bacteria. Our No-Salt Conditioners have the added benefit of preventing the hot UV lamps from scaling.

EasyWater’s three CTF Systems went on-line June 6, 2019. The bacterial dip slides below show the results just before the CTF Systems were installed was 105 and less than two weeks later was 100. Not only did overall bacterial counts dramatically drop, the Legionella counts dropped from 1,790 to non-detectable levels. As of September 25, 2019, the Legionella counts were still at non-detectable levels, while no longer feeding acid and using a small fraction of the biocide chemicals they used previously. The system has continued to provide excellent results and the owners are adding EasyWater technology to other facilities.

Problem

The GEO Group’s South Florida Evaluation & Treatment Center had a water hardness of about 18 grains and a very warm climate. For years, the facility struggled with:

  • Scaling in domestic water heaters, mixing valves, plumbing, etc.
  • Scaling in the cooling tower and chiller condenser tubes
  • Excessive particulate in cooling tower water and high bacteria counts
  • High chemical usage/cost in cooling tower system
  • Corrosion-related high-iron content deposits in their closed loop chilled water system

Complete Treatment Solution

EasyWater installed their No-Salt Conditioners on the hot and cold domestic water system, SmartGuard RO and CTF (Cooling Tower Filtration) Systems to treat the cooling tower, and Series C Closed Loop Treatment System on the closed loop chilled water system.

On the domestic water side, the No-Salt Conditioners slowly removed existing scale from piping, water heaters and mixing valves, and have saved considerable maintenance throughout the facility.

SmartGuard RO and CTF Systems removed existing scale deposits in the cooling tower and condenser tubes, as well as provided protection from future scale build-up. The CTF System cleaned the cooling tower water to very low particulate and bacteria levels while using only a small fraction of the biocide chemicals used previously.

The Series C Closed Loop Treatment System provided excellent results, removing existing high- iron content deposits and allowing GEO to operate without chemicals at very low corrosion rates.

This is one of many successful EasyWater projects with GEO Group.
